Service charge split rules set-up

You can add multiple properties associated with a building and specify the split rule for the distribution of service charges. You have the option to indicate a percentage or to use a fraction, for example, 100/1000.

There are two types of service charge split rules:

  • The general split rule is for service charges shared by all the tenants. It can be entered when you link the Units to the building;
  • You can also enter multiple specific split rules for the service charges that concern just some of the tenants (lift, water, cleaning…). The additional split rules should be entered in the Service charge split tab.

When adding a property, in the “Properties” tab, you can choose the general split rule for the general service charges.

In the “Service charge split rules” tab, you have the opportunity to add several split rules depending on the type of specific charges (elevator, cleaning, water, etc.).

Add a recoverable charge

When creating a recoverable charge, you can enter the following information:

  • Amount recoverable from the tenant,
  • Period,
  • Service charge split rule (if specific split rules have been configured).

The selected service charge split rule will be used to calculate the prorated amount during the service charge reconciliation.
