Service charge split rules
Set up the allocation keys
You can link several properties to a building and set the shares used to split the service charges. You can give a percentage or use a fraction, for example 100/1000.
There are two kinds of allocation key:
- general keys, which cover the expenses split across all the tenants;
- specific keys, created when the landlord manages particular parts of the building on shares that differ from the general ones.
When you add a unit, on the “Units” tab, you can choose the general shares that apply to the general service charges.
On the “Allocation keys” tab, you can add several allocation rules according to the type of specific charge (lift, cleaning, water and so on).
Add a recoverable charge
When you create a recoverable charge, you can enter the following information:
- The amount recoverable from the tenant,
- The period,
- The service charge split (if specific keys have been set up).
The split you choose is used to work out the pro-rata amount at the service charge reconciliation.
