Property certificates, insurance and other contracts

For every property and every tenancy agreement, you can record the certificates and contracts you have taken out — insurance policies, electricity suppliers, internet providers, energy performance certificates and others. Enter them in the “Certificates & Contracts” tab on the property record, or the “Insurance” tab on the tenancy record, and Rentila reminds you before each one expires.

Service charge split rules

You can link several properties to a building and set the shares used to split the service charges, as a percentage or as a fraction such as 100/1000. There are two kinds of allocation key, general and specific. The key you pick on a recoverable expense is what works out each tenant’s pro-rata share at the service charge reconciliation.

Create, edit or delete a building

To add a building, go to the “Properties” section, click “Buildings” and then “New building”. For each one you can record the address, the description, the units it contains, its equipment, its allocation keys, financial information, photos and documents. The tabs at the top of the form hold the units and the allocation keys used to split service charges.

Buildings

In this section, you can manage your buildings, or groups of properties and units. It is designed for owners of whole buildings, or of properties divided into individual units. It lets you record ownership shares, or apply custom allocation keys, so that shared expenses are split fairly between the units. You can create, edit and delete a building.

Public property profile

This page shows a detailed profile with the key information about your property, which you can share with third parties. It carries the address, the location on the map, the rent and service charges, a full description and the list of equipment, the photos, and a button for getting in touch and applying.
