In this section you create and manage the individual meter readings for your properties, covering electricity, water and heating. You can add, edit, duplicate, archive and delete a reading, and post the cost of the consumption to the Finance section. Records can be filtered by landlord, property or type, and exported from the bottom of the table.
To add a meter reading, go to the “Tools” section, click “Meter readings”, then “New reading”. For each reading you can enter the property and tenancy, the meter number and type, the date and period, the previous and new readings, the unit price, the total amount and any documents. You can then post the amount to “Finance”.
Service charges have to be reconciled at least once a year, comparing what the tenants paid in advance against what the landlord actually spent. Record the recoverable expenses in the Finance section, then run the reconciliation from the “Tools” section. Rentila works out the difference and creates an income or an expense for it.
Once a year, on the anniversary of the agreement, the rent is usually increased in line with an index. Go to the “Tools” section, select “Rent increase”, pick the tenancy, enter the old and the new index, check the new rent and save. The increase takes effect immediately and a letter template is generated for the tenant.
