Transfer a property to another landlord
The property transfer lets you send a unit to another landlord’s Rentila account, for example after the sale of a rented property or a donation. A copy of the property is created in the recipient’s account, and your property is then archived.
Only the account holder can transfer or receive a property: invited users and property managers do not have access to this feature. The recipient must already have a Rentila account.
Send a transfer offer
Go to the “Properties” section, then “Units”, and click the “Transfer” action to the right of the unit concerned. The action is also available in the menu of the property’s page.
Then fill in:
- The recipient’s email address — the address of their Rentila account,
- The effective date — the date from which the property belongs to the recipient.
The “What is transferred” section sums up the content of the offer:
- Always included: the property, its features, its photos, its keys and the validity dates of the compliance certificates.
- The current tenancy and its tenants: if the property has an active tenancy, it must be transferred with the property. You can also “Include guarantors” as well as the “Inventory and furniture catalogue” — the data and photos are copied.
- Not transferred: payment history, documents, direct debit mandates, notes and messages. Your purchase price, your loan and your insurance policies are never shared.
Click “Transfer” to send the offer.
The confirmation code
The recipient receives a link by email. You receive a 6-digit code, to share with them by phone, SMS or in person. Without this code, they cannot view or accept the property. For security reasons, the code never appears in the email sent to the recipient.
Track or cancel an offer
As long as the recipient has not replied, the “Transfer pending” page shows the recipient, the date sent, the expiry date and the confirmation code. You can reach it by clicking the “Transfer” action of the unit again.
- The offer expires automatically after 7 days.
- One transfer at a time: you cannot send a second offer for the same property while the first one is still pending.
- The “Cancel transfer” button withdraws the offer: the link and the code become unusable, and you can send a new one.
Accept or refuse a transfer
If you are the recipient, click the “View the transfer” button in the email you received, then log in to your Rentila account. Enter the 6-digit code the sender shared with you — you have 5 attempts.
Once the code is confirmed, the details of the offer are displayed: the property and its address, the effective date, what you receive and what is not included. Click “Accept the transfer” to receive the property, or “Reject” to decline the offer. In both cases, the sender is notified by email.
Important!
The property you receive counts as an additional property on your plan. If your plan does not allow adding another property, the transfer cannot be accepted.
After the transfer
On the sender’s side, the property is archived and the tenancy is closed: no further rent receipts or reminders will be sent from your account. You keep the property’s history (payments, documents) in your archives.
On the recipient’s side, the property appears in the “Properties” section with the tenancy active, and rents are generated from the effective date. The tenant’s access to their portal is not transferred: they will need to be re-invited from their record — see Tenant’s account.
