Flat-shares and HMO tenancies

With Rentila you can manage flat-shares and HMO tenancies easily. To do so, create one or more units (a unit can be a whole flat or a single room), then assign tenants to those units.

You can set up a joint tenancy, where a single agreement covers one unit let to several tenants. You can also set up individual tenancies, each with its own agreement, where every tenant rents a single room from you.

Joint agreement: one rent and one shared receipt

For a joint agreement, where all the sharers sign a single contract with joint and several liability, all you need to do is:

  • Create a record for each tenant in the “Tenants” section,
  • then, when you create the tenancy, add several tenants by clicking the “Add tenant” button.

The rent, the invoicing and the rent receipt are then shared by all the sharers.

Individual agreements: a rent and a receipt for each tenant

If each room is let separately on its own agreement, you need to:

  • Create one unit per room (for example 5 units for 5 rooms),
  • then create a separate tenancy for each tenant, linking each tenancy to its own unit.

Each tenant then has their own rent, their own rent due notices and their own rent receipt.

Tenant departure or change of tenant

To record a tenant leaving, open the tenancy in the “Tenancies” section and click “End tenancy”. Fill in the departure date, the deposit to return, the final receipt and the new address, then save. The tenancy is deactivated, rents stop being generated and the end date is moved to the departure date.

Create, edit or delete a tenancy

To create a tenancy, go to the “Tenancies” section and click “New tenancy”. Record the tenancy type, the property, the duration, the rent and service charges, the security deposit and the tenants, plus special clauses, receipt settings, insurance and guarantor details. The software then pre-fills the tenancy agreement and creates the first finance entries.
