With Rentila, you can easily manage shared houses and HMOs (Houses in Multiple Occupation). To do this, create one or more units<\/strong> (a unit can represent either the whole property or an individual room), then assign tenants to those units.<\/p>\n

You can either set up a joint tenancy<\/strong> (one agreement for several tenants sharing the same unit), or individual room tenancies<\/strong> (one agreement per tenant\/room), which is the most common setup for HMOs.<\/p>\n

Joint tenancy: shared rent and shared documents<\/h3>\n

For a joint tenancy where all sharers sign a single agreement (often with joint and several liability), you simply need to:<\/p>\n

    \n
  • Create a profile for each tenant in the Tenants<\/strong> section,<\/li>\n
  • Then, when creating the tenancy, add multiple tenants by clicking \u201cAdd a tenant\u201d<\/strong>.<\/li>\n<\/ul>\n

    The rent, billing and rent receipt will be shared<\/strong> for all tenants on the tenancy.<\/p>\n

    Individual room tenancies: rent and receipts per tenant<\/h3>\n

    If each room is let separately with an individual tenancy agreement<\/strong>, you should:<\/p>\n

      \n
    • Create one unit per room<\/strong> (e.g. 5 rooms = 5 units),<\/li>\n
    • Then create a separate tenancy<\/strong> for each tenant, linking each tenancy to its corresponding room\/unit.<\/li>\n<\/ul>\n

      This way, each tenant will have their own rent<\/strong>, their own rent demands\/notifications, and their own rent receipts<\/strong>.<\/p>\n

      Tip (HMO best practice):<\/strong> Name your units clearly (e.g. \u201cRoom 1 \u2013 Front\u201d, \u201cRoom 2 \u2013 Rear\u201d, \u201cStudio 3\u201d, etc.) to avoid confusion when importing transactions or generating documents.<\/p>\n","protected":false},"excerpt":{"rendered":"
